安徽中丞房地产开发有限公司以6亿元摘得1502号宗地,该地块是芜湖近18个月以来土地竞拍价为之,当之无归荣升未芜湖新“地王”,从面积上来说也达到近段时间土地供应市场也是大值,不但如此该地块还是今年出让的块居住类用地。
1502号宗地:大小官山地块(北),东至团结三村,南至大小官山南地块,西至长江路,北至赭山西路。该地块出让面积178亩,主要为居住用地。每亩408.0217万元,楼面价为2139.97元,小编从拍地现场了解到,该地块计划于6月3日正式动工,案名初步定为官山翰林。随着1502号宗地挂牌出让成功,芜湖地产开发模式也在逐渐改变:纯住宅项目慢慢消退,商住一体的土地出让渐成主流。

截至5月31日,2015年芜湖土地市场成功出让5宗地块,分别是2宗科研用地,2宗商业类用地,1宗居住类用地,由此可见,居住类土地的出让还是比较谨慎的。而且,每次拍卖挂牌会几乎都是仅有一家参与,开发商的态度也是比较小心或者静观其变,看准才下手。
猜测:开发商忙着“去库存”
2015年芜湖房地产开发商拿地态度略显谨慎。这或许和3月25日国土资源部、住建部联合发文优化住宅土地供应政策以及本地楼市“高库存”有着密不可分的关系。
优化住宅土地供应政策要求政府根据市场供求情况确定商品住房用地供应规模,在规模高库存地区暂停土地供应。此次新政的出台,主要作用在于调整市场产品供应结构、保障民生及规范土地市场秩序等方面,其根本影响或将有助于房地产市场“去库存”,通过市场需求调节供应源头,对房价也将起到逐步稳定的作用。
据走访调查,不少开发商表示,目前手头上房源库存充裕,短期内是否拿地要看市场对政策的“消化”能力,当前通过营销手段加速“去库存”是关键。
2015年6月仍将有1503号宗地进行拍卖,其性质为商业服务设施(汽车4S店),位于芜湖市鸠江区东至龙腾路、西至农田、南至汽车园扩区8号店、北至永镇路,土地面积7582平米。可见受楼市巨大库存压力的影响,2015上半年芜湖土地市场居住类用地或仍难再见 “身影”。
